What is the maximum number of people allowed in the villa?: The villa holds 12 people in 5 bedrooms: there are 3 en-suite bedrooms (1 King-size & 2 Queen-size), one twin room and another room containing two sets of bunk beds. There is a sofa bed in the formal dining are that converts into a double bed, enabling you to have two to each room if you prefer. Complimentary cot, stroller & high chair are also supplied.

Are smoking or pets allowed?: For the comfort and safety of all guests, under Florida law smoking is strictly prohibited within the Villa which is fitted with inter-linked smoke detectors. Smoking is allowed on the sundeck, where ashtrays are supplied. Sorry - no pets are allowed.
How far away are the main attractions?: The Villa is only 10 minutes from Walt Disney World, 15 minutes from Sea World and 20 minutes from Universal Studios. This allows guests to enjoy the best of both worlds: close proximity to all attractions, restaurants and shopping malls, but a quiet and relaxing luxury community where you can take a day off from the theme parks. After a long day at the parks you can get the children home and into bed in a matter of minutes!

Does the pool back on to other properties or walls?: Unlike some villas that back on to walls, fences or other properties, Forest View Villa has unrestricted views over a dry retention pond and a conservation forest. This provides maximum privacy for all our guests.
How do we locate / enter the property?: The Villa has a key safe by the entrance: input the code to retrieve the Villa keys. Directions and keypad entry and alarm code will be sent to you 2-3 weeks before arrival.

Will we have to bring bed linen, towels etc.?: The Villa is fully equipped for all your likely holiday requirements. Bed linen, towels and pool towels are provided. A small initial supply of washing powder/dish washer powder/toilet rolls etc. are provided which you will have to top-up as required.
Do you have any facilities for small children?: The Villa is well equipped for small children. The Villa comes complete with a complimentary cot, stroller & highchair. The pool area also includes a full-width safety gate to prevent small children accidentally straying into the pool.

What entertainment is provided?: For young children there is a selection of toys, games, DVD movies and a Sony PlayStation 2. For the older children and the adults there is a fully equipped luxury air-conditioned games room, with its 8-foot Brunswick American pool table, air hockey, 300 CD juke box & Hi-Fi.
Is the pool heated?: The pool and/or jacuzzi can be heated (by agreement) for the additional cost indicated on the booking form. We would recommend pool heat from October through to May. The pool is heated to the maximum temperature allowed under Florida law (85°).

Are there any stores near by?: The villa is 3 minutes from a Publix supermarket at Champions Gate, with a 24 hour Wal-Mart Super Store (only a further 15 minutes away on highway 27. On highway 192 there is an abundance of high quality restaurants, bars, shops & malls The Premium Outlet Mall is only 20 minutes away and houses many designer label stores (including: Nike, Timberland, Adidas, Versace, Armani etc).
Are there any Restaurants nearby?: There are a host restaurants only minutes away on highway 27 or champion's gate.

Are there any medical services nearby?: Hopefully you will not need this, but for peace of mind there is a drug store (Walgreen's) only 3 minutes drive away at Champions gate.
What services are provided?: The house is professionally cleaned prior to your arrival and the pool and garden are tended to weekly.

Who do we contact for questions / emergencies?: We have employed a professional management company to look after your every need. Management companies do vary dramatically in what they offer … we believe ours is the best in the business - nothing is too much trouble!
Do we pay extra for any of the equipment in the villa?: Absolutely not! We offer FREE a complimentary deluxe gas barbeque (you may need to refill the gas bottle should it run out) and a range of complimentary baby equipment.
